Hanging and taking down Christmas lights every year gets old, especially on a bigger home with long rooflines. Permanent lighting solves that. A low profile track mounts along the trim, the LEDs sit inside it, and everything runs from an app on your phone. From the street during the day, it blends into the fascia.
Our permanent property lighting installs in Maeser start with a layout that fits your home, whether that’s a newer build on former farm ground or an older place with a detached shop. We measure each roofline, mount the track tight to the trim, set the LEDs at even spacing, and place the controller near power. Then we set up the app with you, so you can change colors, set schedules, and create scenes for any season.
We know the newer builds and older outbuildings around Maeser, so we plan runs that fit how your property is laid out.
We bring the ladders, lifts, and mounting hardware needed for tall gables and long rooflines, so the track goes up straight.
If seasonal lights would suit you better, or your trim needs work first, we'll tell you before you spend a dime.
We clean up every scrap of packaging, cut track, and wire, so the only change you notice is the lights.
The system is simple. A slim track mounts directly to the fascia or soffit, usually just under the drip edge. Individual LED nodes snap into the track at even spacing, and a low voltage line runs to a controller placed near an outlet. From there, everything is handled through an app.
Because the track sits tight to the trim, it’s barely noticeable during the day. Fascia that’s clean and in good shape makes for the neatest install, so if yours has years of dust and cobwebs, a round of pressure washing before we mount the track is a good idea.
A lot of homes in Maeser are newer builds on land that used to be pasture or farm ground. Those homes often have long, clean rooflines, multiple gables, and attached garages, which are a great fit for permanent lighting. The straight runs and crisp corners make the outline really stand out after dark.
Newer homes also tend to have exterior outlets in good spots, which keeps controller placement simple. We plan the layout so runs connect cleanly and each section can be controlled the way you want.
If you’re building now or just moved in, it’s a great time to plan for it. Getting the layout done early means you can enjoy the lights from your very first season in the home, without ever dragging out a ladder.
Many Maeser properties have a shop, detached garage, or barn set back from the house. Adding track lighting to an outbuilding gives the whole property a finished look and can double as useful light when you’re heading out after dark. Outbuildings may need their own controller, depending on how power is run.
Older outbuildings sometimes have trim that’s warped or loose. If the fascia needs some work before install, our general repairs service can fix it so the track has a solid surface to mount to.
Maeser sits around 5,600 feet, and that elevation means strong UV in summer, hot afternoons, and cold winter nights with freeze-thaw swings in between. Lights that stay up year round need to handle all of it. The track protects the LEDs from direct sun and weather, and the low profile design keeps it from catching wind or collecting much snow. We seal connections and route wiring so moisture doesn’t creep in.
Snow sliding off the roof is worth planning for, too. The track sits below the drip edge, out of the way of most raking and sliding snow, so it rides through winter without getting knocked loose or bent out of line.
LEDs also handle cold well. Unlike older bulbs, they don’t struggle to light on a frigid night, and they run cool in summer heat. That makes them a good match for a climate that can swing from hot July afternoons to single digit January mornings.
The best part of permanent lighting is how often you’ll actually use it. Once the app is set up, you can create scenes and schedules for just about anything:
Permanent lighting makes the most sense if you like lighting your home for more than one season or you’re done with ladders altogether. If you only want lights in December, or you want a big display that wraps trees and fences, seasonal holiday light installation may be a better fit. Plenty of homeowners use both: permanent track on the roofline and seasonal lights in the yard.
We’re happy to walk through both options with you during the site visit and help you figure out which one fits your home, your budget, and how you like to decorate.
We measure your rooflines, check the condition of your trim, and find the best spots for power and controllers.
You get a free quote based on the length of track, number of controllers, and any prep work your trim needs.
We mount the track tight to your fascia, set LEDs at even spacing, seal connections, and connect each controller.
We set up the app on your phone, program a few scenes and schedules, and make sure you're comfortable using it.
