Asphalt begins to age as soon as the roller leaves. Sunlight breaks down the binder that holds the stones together, and in Myton there’s plenty of it, with July highs around 91 degrees and very little cloud cover. As the binder dries out, the surface fades to gray, gets rough, and starts to crack.
Sealcoating puts a thin protective layer over sound asphalt to slow that process. It blocks UV, sheds water, and resists oil and fuel drips. Our Myton asphalt sealcoating jobs start with cleaning and crack filling, then one or two even coats depending on wear. Because sealer needs warm, dry days to cure, we schedule our trips out to Myton during summer and early fall and give you a clear window in advance.
We know how Myton sun, dry air, and winter cold wear down asphalt, so we time each sealcoat for the best cure.
Our crews bring blowers, crack melters, and spray and squeegee equipment for both small driveways and larger business lots.
If your pavement needs repairs first, or doesn't need sealing yet, we'll tell you before you spend money on a coat.
We mask walks and garage slabs, keep overspray off your property, and leave barricades up until the surface is ready.
Sealcoat isn’t paint and it isn’t new pavement. It’s a liquid coating, usually mixed with fine sand, that soaks slightly into the top of the asphalt and leaves a thin protective film. That film slows down the drying and oxidizing that turns black asphalt gray and brittle.
It also seals small surface pores so water runs off instead of soaking in, and it resists the drips of oil and fuel that soften asphalt over time. What sealcoating can’t do is hold together pavement that’s already broken. That’s why every job starts with a close look at the condition. Think of sealcoat as maintenance, a bit like painting a wood fence. It won’t fix a rotten board, but it keeps sound boards from wearing out early. Done on schedule, it can add years to the life of a driveway that’s still in good shape.
Myton gets about 7 inches of precipitation a year, and that dry climate works both for and against your pavement. Less rain means less water damage, but strong sun and low humidity pull the oils out of asphalt faster than in a wetter place. Unsealed driveways around here tend to fade and ravel sooner than people expect.
The same dry air is great for application. Sealcoat needs warm temperatures and a dry surface, and summer days in Myton usually deliver both. We avoid days when overnight temperatures drop low or storms are in the forecast. A sudden summer cloudburst on fresh sealer can wash it off the surface, so we keep a close eye on the weather in the days before a Myton trip and move the date if we have to.
Sealcoating works best on asphalt that’s still in decent shape. Signs your surface is a good candidate include:
If you’ve got potholes or wide alligator cracking, sealing over it just hides the problem for a season. In that case asphalt repair in Myton comes first, and sealcoat follows once the patches have cured.
Most of a good sealcoat job is prep. We pull weeds from the cracks and edges, which in Myton often means goatheads, kochia, and spurge. Then we blow and sweep the surface so no dust is left behind, because sealer sticks to dirt instead of asphalt if the surface isn’t clean.
Oil spots get scrubbed and primed so the coating bonds. Open cracks are filled with hot sealant before the coat goes down. Finally, we cut in the edges by hand along walks, garage slabs, and landscaping, then apply the coats evenly across the rest of the drive.
New asphalt needs time to cure before it’s sealed, usually several months to a year. After that, most driveways benefit from a fresh coat every two to four years, depending on traffic and sun exposure. Applying it too often can build up a thick layer that peels, so more isn’t always better.
Because our crews plan trips out to Myton, many customers set up sealcoating on a regular cycle. If you’re also planning a new surface, sealing fits nicely into the care plan for fresh asphalt paving once it has cured.
Plan to keep foot traffic off the surface for about a day and vehicles off for at least 24 to 48 hours, longer if it’s cool or humid. We set up barricades so nobody drives on it early by accident.
Fresh sealer can look a little uneven at first and evens out as it cures. Avoid sharp turns on it for the first week. If you also want to clean up stained walkways or the shop apron before we arrive, pressure washing is a good first step on concrete next to the drive.
We check your asphalt for cracks, stains, and wear and confirm it's a good candidate for asphalt sealcoating.
You get a written quote covering crack filling, oil spot prep, number of coats, and the planned Myton trip window.
We clean, fill cracks, cut in the edges, and apply even sealcoat layers across the entire surface.
We review the finished coat with you, explain cure time, and let you know when it's safe to drive on.
