Manila only gets about 11.5 inches of precipitation a year, so there’s not much rain to rinse anything off. Dust from gravel roads and hay fields settles on siding and windows, and winter leaves sand, salt, and mud ground into walks and steps. By the time Flaming Gorge season ramps up, a lot of homes and storefronts look more tired than they really are.
We pressure wash siding, decks, fences, driveways, patios, walkways, and building entries, adjusting pressure and technique for each surface so we clean without causing damage. Concrete gets a firm, even wash. Wood and painted surfaces get a gentler touch. Since Manila sits far out on our route, we schedule washing for warm, dry stretches and group it with nearby jobs, so you get a planned visit and a property that looks cared for again.
We know how dry Manila summers, road dust, and winter salt and sand build up on siding, decks, and concrete.
We bring pressure washers, surface cleaners, extension wands, and a range of tips to clean each material the right way.
If a surface is too fragile for pressure, or a stain won't come out, we'll tell you before we start spraying.
We rinse plants, sweep up loosened debris, and leave walks, decks, and entries clean and safe to walk on.
At around 6,368 feet with very little rain, Manila stays dry most of the year. That keeps buildings from mildewing the way they might somewhere wetter, but it also means dirt just sits. Fine dust from gravel roads, fields, and dry summer wind clings to siding, window frames, and porch rails. Without regular rain, it builds into a dull film that makes even newer homes look older.
A good wash strips that film off and brings back the real color of your siding, trim, and concrete. It also makes it much easier to spot cracks, peeling paint, or loose boards that need attention.
The biggest mistake in pressure washing is treating every surface the same. Concrete can handle a strong, steady wash, and a surface cleaner gives driveways and walks an even finish without stripes. Wood decks and fences need lower pressure and a wider tip, or the grain gets torn up. Vinyl, painted siding, and older trim get a soft wash approach with low pressure, aimed downward so water doesn’t get forced behind the panels.
We change tips and settings as we work around a property, so your house and your driveway might get very different treatment in the same visit. That care is what separates a clean surface from a damaged one.
Before we spray anything, we close windows, cover outlets and light fixtures, and wet down flower beds and shrubs along the foundation. Moving grills, planters, and patio furniture out of the way ahead of time helps too. If you have boats, trailers, or campers parked on the driveway for Flaming Gorge season, let us know so we can plan around them or ask that they be moved for the day.
With roughly 38 inches of snow most years, Manila winters leave plenty behind. Sand and salt get tracked onto steps and walks, snowmelt carries mud onto driveways, and plow piles leave a gritty line along the edges of lots. Here’s what a spring wash typically clears away:
Hardscape is only half of the spring picture. If dead leaves, broken branches, and winter litter are still sitting in the beds, booking spring yard cleanups on the same Manila trip means the yard and the concrete are both in shape when the warm weather shows up.
Summer visitors heading to Flaming Gorge judge a place quickly, and a clean entry says you take care of things. For businesses, we wash storefronts, walkways, and entry slabs before the busy season and can come back mid summer if dust builds up again. For rental cabins and seasonal homes, a wash before the first guests arrive makes decks, siding, and steps look fresh. If the owner lives out of town, we can schedule the visit and send photos when it’s done.
Freshly washed concrete is the perfect base for a sealer. Sealing helps slow down how much water and salt soak into driveways, patios, and walks, which matters in a place that freezes as hard as Manila does in January. Our concrete sealing for Manila driveways and walks can follow the wash once the surface has dried, so you get both jobs from one planned trip.
Dirt hides a lot of damage. Once a deck, fence, or wall is clean, it’s easy to see split boards, loose pickets, failing caulk, and rust around hardware. We’ll point out what we find instead of washing over it. Leaning sections or broken boards can go straight to our fence repair crew while we’re in town, and we’ll note anything else that should get a closer look before winter comes back around.
We look at siding, decks, concrete, and stains, check for loose boards or damaged trim, and find your outdoor water source.
You get a free quote listing each surface we'll wash and any stain pretreatment, plus a date on our Manila schedule.
We pretreat stains, protect plants and fixtures, then wash each surface at the right pressure from top to bottom.
We walk the property with you, touch up any missed spots, and point out repairs we noticed along the way.
