A lot of Dinosaur grew up after the town was platted as Artesia during the Rangely oil boom, so plenty of homes and buildings carry decades of wear. Doors drift out of square, fascia boards soften, and the small problems that never got fixed start to stack up. In a town of about 243 people, finding someone to handle those odd jobs isn’t always easy.
Our general repairs cover the exterior and light structural fixes that keep a property working: doors and hardware, gutters and downspouts, trim and fascia, siding patches, steps, gates, and similar items. We don’t pour new concrete or take on specialty trades, but we handle most of the in-between work. Since Dinosaur is a long way out on our route, we schedule ahead and work through as much of your list as we can per trip.
We understand how older Dinosaur buildings age in dry air and strong sun, so we look for the cause behind each repair.
Our truck carries saws, drills, ladders, fasteners, and common lumber, so most list items get finished without a parts run.
If a repair isn't worth the money or belongs with another trade, we'll tell you plainly instead of padding the bill.
We pick up offcuts, old hardware, and scraps as we go and haul them away, so the property looks better than when we arrived.
The town started out as Baxter Springs, got platted as Artesia when the Rangely oil boom brought workers through in the 1940s, incorporated in 1947, and took the name Dinosaur in 1966. A good share of the homes and buildings here have stood through all of that, and they show it in the usual places. Doors sag on worn hinges. Window trim dries out and splits. Porch boards cup, and screws back out of siding and fascia a little more each year.
None of those problems is a big deal by itself. The trouble is that they add up, and a small leak or loose board left alone for a few seasons turns into rot, pests, or a bigger bill. General repairs are about catching those things while they’re still small.
Because Dinosaur is a planned trip for our crew, the best results come from a clear list. Walk around the property and write down everything that bugs you, inside the entry and out. Note the door that sticks, the downspout that dumps water against the foundation, the gate that drags, and the step that rocks. Photos help too. Send them when you call and we can bring the right hardware, lumber, and fasteners the first time.
From there, we’ll sort the list with you. Some items affect safety or keep water out of the building, so they go first. Others are cosmetic and can wait for a later visit if needed. That way your money goes to the repairs that protect the property most.
At 5,922 feet, the air is dry and the sun is strong, and both are hard on building materials. Paint and caulk break down faster on south and west walls. Wood shrinks and opens gaps around windows and doors. Wind pulls at loose gutters, flaps siding, and works gate hinges back and forth until the screws strip out. Here’s where we see the most wear:
If a gate keeps sagging because the fence post behind it is leaning, the real fix is in the post, and our fence and gate post repair service takes care of that part.
Dinosaur’s economy runs on tourism, and visitors notice details. A screen door that slams, a broken porch light, or a cracked threshold makes a rental or storefront look tired before anyone walks inside. Owners who host guests or run seasonal businesses usually want their repair list cleared before the busy months, so spring is a popular time for this kind of work.
A fresh exterior helps the repairs stand out too. Pairing general repairs with pressure washing for siding and entries gives a building a clean, cared for look in one trip.
We’re upfront about what fits this service. General repairs cover carpentry, exterior fixes, hardware, gutters, and light structural work. We don’t pour new concrete, and electrical, plumbing, and roof replacement belong with those trades. If something on your list falls outside what we do, we’ll tell you during the site visit so you can line up the right person.
Some items have their own dedicated service. Loose or rusted handrails, for example, get handled through our safety rail installation and repair work, often on the same visit as the rest of your list.
Our crew is based in Vernal, and we schedule Dinosaur trips ahead rather than running out on short notice. Most exterior repairs go best from late spring through early fall, when caulk, paint, and sealants cure properly and wood is dry enough to work. Fall is a smart time to tighten up gutters and doors before winter. If you have a long list, we can split it into a spring visit and a fall visit so the most urgent work gets done first and the rest follows on a schedule that works for you.
We walk your property with your repair list in hand, check each item, and look for related problems you may have missed.
You get a free quote that breaks your general repairs into clear line items, ranked by what matters most, so you can choose.
We work through the list in priority order, using solid materials and fasteners that stand up to Dinosaur sun and wind.
We go over every finished repair with you, test doors and gates, and note anything worth adding to a future visit.
